Not all Carpet, Tile and Grout Cleaners are the same!

Have you ever had the feeling that the Company doesn’t care about your busy schedule? Or that your furnishings aren’t being cleaned thoroughly and safely? Or that you’re being over charged for unsatisfactory work? Or your cleaning takes days to dry? I am called out regularly to homes to rectify problems left by other cleaners. Most cleaners in my industry are not properly trained or educated or they don’t have the best equipment to get the job done right. They are not trained to safely clean all stone surfaces, fibers or textiles that they are asked to clean.

Poor training and uneducated cleaners can lead to disaster in your home. Some cleaners do not know which stones have chemical sensitivities, how to thoroughly remove the soil that has settled down in your carpet fibers nor do they know how to properly remove your spots. They use harsh cleaning agents that can do damage to stone surfaces or carpet fibers. You the homeowner, also have to be careful as to who you invite into your home. We abide by a code of ethics which assures you, the homeowner, 100% customer satisfaction. If you’re not satisfied… simply don’t pay us!

Efflorescense Removal

Here’s some pictures of some efflorescense on a flight of stairs at a commercial building.  You may notice the before pictures look like the efflorescence was pouring out from the tile on the step.  That’s because it is.  The step is hollow because the thinset holding it in place has lost it’s bond with the tile which allows water to flow underneath it.  As the water flows out it deposits the efflorescense on the rise of the stairs.

So what is efflorescense?  What causes it?  Efflorescense is the salts and minerals in cementatious materials like grout, thinset & concrete.  All grouts, thinsets and concrete have it present.  The problem is when the efflorescense comes to the surface.  Water is the culpret here.  Water/moisture brings the efflorescense to the surface.  Water can come from below or above the surface. 

Darker grouts that are left unsealed tend to start looking lighter or caulky looking after frequent mopping.  Efflorescense is a good reason to seal your flooring.  Acid washing will remove the efflorescense.  However, since the efflorescense is throughtout the grout or the substrate. and we use water to rinse the acid off, it’s usually not very effective.  The best solution is to color seal the grout.  The color seal bonds with the efflorescense and grout leaving it uniform in color and natural looking.

Here are some pictures of a porcelain floor at a commercial location that was grouted with a polyurathane grout. Dark sanded grouts are challenging to install anyway due to the clean up so problems like this are not uncommon. Polyurethane and epoxy grouts can be a real nightmare.

We had use a honing powder to remove the grout haze from the tiles. The darker tiles have the grout haze or film on it, and the lighter tiles have been honed to remove it.

Color sealing is the best alternative. Installer can use a regular sanded grout, which is more cost effective and the color seal protects the grout against staining and efflorescence. I’ll discuss efflorescence in my next post.

Slate Enhancing
